Old opener removed and disposed of
We remove the old motor, rail and hardware, and check the door balance by hand. If a spring is weak, you will hear about it before the new opener goes up, not after it starts straining.
A proper installation is more than bolting a motor to the ceiling. The door itself gets checked first, because a new opener on an unbalanced door will not last.
We remove the old motor, rail and hardware, and check the door balance by hand. If a spring is weak, you will hear about it before the new opener goes up, not after it starts straining.
The new rail and motor go in level and anchored, the wall control is wired, and the photo-eye sensors are mounted and aligned at the correct height on both sides of the opening.
Every remote and the exterior keypad get programmed in front of you, and WiFi models are connected to your phone app before we leave, so you are not reading a manual in the driveway later.
The visit ends with the safety tests: photo-eye reversal, contact reversal, and force settings adjusted to the door. A new opener is a safety device as much as a convenience, and we treat it that way.
Repairs run $129 to $399
That published range covers most repairs. A new opener installation is a separate job, quoted upfront in full before any work starts, parts and fitting included
Plenty of openers that come to us as dead just need a gear kit, a capacitor or a set of sensors, and those are repairs, not replacements. But an opener that has run a College Grove door for well over a decade, with a failing logic board and no battery backup, is usually money spent twice if you patch it.
There is also a safety cutoff. Openers made before photo-eye sensors became standard lack a protection that current models all carry. On those, replacement is not an upsell, it is the responsible recommendation, and we will show you exactly what your current unit does and does not have.
Book a slot, Monday to Friday 7AM to 7PM or Saturday 8AM to 4PM, and clear a path under the opener and around the door tracks. Cars out of the garage make the job faster and safer for everyone.
We start with the door itself: balance, springs, rollers and tracks. A new opener fitted to a healthy, balanced door is the whole point. If the door needs work first, you get the price and the choice before anything is fitted.
Then the old unit comes down, the new one goes up, controls are programmed, and we run the safety tests together. The full sequence, and what it costs, is agreed upfront. See our College Grove homepage for how booking works across all our services.
Chain drive is the workhorse: durable, the lowest cost, and louder. Belt drive uses a steel reinforced rubber belt, runs far quieter, and is the default pick when a bedroom sits over the garage. Wall mount jackshaft openers sit beside the door on the torsion bar, free up the ceiling for storage or lifts, and suit the tall ceilings in many Grove and Troubadour garages.
Power matters too. A double insulated steel door or a carriage style door needs more lifting capacity than a single lightweight door. The model lineups at LiftMaster, Chamberlain and Genie all publish capacity by door type, and we size to the door you have, not the door the old opener had.
Replacement rarely comes out of nowhere. The warning signs build up over a season or two.
A motor that hums and strains while the door crawls, on a door that is properly balanced, is a motor wearing out. Gears can be replaced once. A tired motor on an aging unit points to replacement.
Intermittent operation, lights that flicker with vibration, or a unit that only works when it feels like it usually trace to the logic board or its connections. Board failures on older models are the classic repair or replace decision point.
No photo-eyes at the base of the tracks means the opener cannot see an obstruction the way current units must. That alone justifies replacement on a family garage, whatever the motor condition. While you decide, sensor repair covers the safety system itself.
Three and four car garages are normal in The Grove and Troubadour, and those homes often run two or three openers that were fitted at the same time and age together. Replacing them in one visit, programmed to matching remotes and one keypad code, is common sense scheduling.
A replacement is not always about a unit that stopped. Sometimes it is about a unit that no longer fits how the house is used.
When the motor or board has failed on an older model, parts may be discontinued. A new unit restores the door with current parts support behind it.
If the garage sits under a nursery or a home office, chain rattle is a daily problem with a simple answer: a belt drive fitted and tensioned correctly.
Older openers cannot offer battery backup, phone control or delivery access features. For many College Grove families whose garage is the front door, those are practical upgrades, not gadgets.
Current openers are quieter, safer and more useful than the units fitted when most College Grove subdivisions were built. The gains are concrete, not cosmetic.
Installation is quoted as one upfront figure covering the opener, fitting, controls programming and safety testing, agreed before we start. Door size, drive type and options like battery backup and extra remotes move the total, and we will price the options separately so you can choose.
To be clear on ranges: the $129 to $399 figure on this site is our published range for most repairs. A new opener installation is not a repair and is not priced inside that range. Anyone who quotes you a full new opener for a repair price is leaving something out of the quote.
If your current opener turns out to be repairable for sensible money, we will tell you. That is what the opener repair page is for, and we would rather fix a sound unit than replace it.
Call (615) 314-2181, tell us the door size and what the old opener is doing. We will talk through drive types on the call and give you a clear quote for the installation before the visit.
On the day, the price you approved is the price for the agreed work. If the door itself needs a spring or rollers first, that is priced separately and only done with your approval.
We leave when the remotes work, the keypad works, the app is connected if you want it, and the safety tests pass in front of you.
When we get a call about a two year old opener that already sounds tired, the story is almost always the same: the unit was undersized for an insulated double door, or it was fitted to a door that was badly out of balance. Installation quality is not the motor, it is the sizing and the door check that come before the motor.
The questions we hear: do I need the top model? Usually not. The mid range belt drive with battery backup covers most College Grove homes. Can both doors be done together? Yes, and programming shared remotes across both is easier in one visit.
Will a new opener fix a loud door? Only partly. If the noise is the door itself, rollers, hinges or balance, a quiet motor on a loud door is still a loud door. We will separate the two noises for you before you spend anything.
And if the honest answer is a repair, you will get it. Roughly half the replacement inquiries we run end in a repair quote instead, because the existing unit had years left in it.
